My lease ends in 3 months, and I'm finally buying my own 2BHK in Noida Extension. I work in real estate, but buying for myself is a whole different ballgame, yaar. I'm looking at Sector 84, specifically AMR Infrastructures Ltd. projects. Builders always play games. I know about the super area vs carpet area tricks. My main question is about broker tactics versus going direct. Brokers often claim they get you spot discounts, but is that true? Or is it just their commission cut? Also, the PLC and floor-rise premium – kitna negotiate kar sakte hain? Are these fixed ya builders thoda adjust karte hain for end-users? Need real, off-the-record advice from fellow buyers.
