I work in real estate but buying for myself is a whole different ballgame. Looking at a 2BHK in Eastwood Township, maybe with Apple Group. My budget's around ₹1.2 Cr, but I'm really trying to figure out the *true* all-in cost. Builders quote one price, then there's stamp duty, registration, PLC, parking, and those 'surprise' charges at possession. Is negotiating 5-7% off the base price realistic in Bangalore now? Especially for Sarjapur Road projects? What hidden charges should I watch out for? Any specific experiences with Apple Group's final invoices?

Totally understand! Even I'm a first-time buyer and the sheer number of charges is mind-boggling. My budget is similar, around 1.1 Cr, and I'm looking near Aavalahalli. Builders make it sound so easy, then you see the final breakup. Sarjapur Road projects are generally good, but 1.2 Cr for a 2BHK might be tight if you want good amenities. What carpet area are you targeting?
