₹78 lakh for a 2BHK in Chakan – that's what Shree Krishna Associates is quoting. I'm in real estate, so I know the marketing spin, but buying for myself feels different. What's the actual negotiation room in Pune right now? Are things like PLC and floor rise premium ever negotiable, or are they just fixed hidden costs? I'm trying to figure out the real 'all-in' price and maximize my deal value. What's the most anyone's realistically managed to knock off the listed price recently? Any off-the-record tactics?

Maine do saal pehle Akurdi mein ek project dekha tha, similar budget. Builder ne tab bhi PLC aur floor rise ko non-negotiable bataya tha. But I pushed for a bulk discount on the total price, like a 'festival offer' jo end mein apply kar diya. Got about

Shree Krishna Associates ka ek project mere friend ne Amanora Park Town ke paas dekha tha. Possession mein 8 mahine delay hua tha, aur quality bhi average hi thi. They are known for decent locations but sometimes cut corners on finishing. So, definitely check their RERA history and ask for previous buyers' contacts. Negotiation ka scope toh kam hi hota hai inke saath, but try for a payment plan flexibility.

Haan yaar, bilkul sahi kaha. Chakan toh itna door hai, aur rates aise hain jaise prime Pimpri-Chinchwad ho. Builders bas inflate karte rehte hain, aur hum jaise log phas jaate hain.
