Honestly, working in real estate doesn't make buying your own home any easier. Everyone glorifies the premium projects in Surajkund, but for a 3BHK under 1.5Cr, I feel most are just super area games. Carpet area doesn't justify the price, yaar. Kya lagta hai? Koi actual value deal hai wahan? Change my mind.

It's tough out there for first-time buyers, especially in Surajkund. The demand is high, and builders are capitalizing. Finding a true 'value deal' means being extremely patient and doing deep research. Sometimes, you just have to decide what compromise you can live with – location, size, or budget. There's no magic bullet for sure.
I faced the same issue a year ago. I was eyeing a project by Goyal Estate Agency, but when I dug deeper, pata chala they have 0 completed projects. Matlab, they are new to this and asking for premium prices for just fancy renders. RERA details bhi kuch khaas nahi the. For 1.5 Cr, you need a builder with a solid track record, not someone who's just starting out and has only promises to show.
Yes, exactly! People get swayed by marketing but forget to check the builder's history. My friend almost booked with a similar new builder near Sector 35 and then backed out after seeing their RERA history. Always, always check RERA before you even think about booking!

1.5 Cr for a 3BHK in Surajkund is ambitious, especially with good carpet area. Which projects are you even looking at? Most well-known ones are way above that. Maybe your budget needs a reality check?
Haan, I agree with your point. For under 1.5 Cr, you might have to compromise a lot, maybe even consider a 2.5BHK or look slightly further out from the main Surajkund road. The market dynamics have changed a lot in Faridabad, especially for ready-to-move properties. You can't expect prime location and size at that budget anymore.
Maybe he meant older projects? Naye toh sab expensive hain. But even then, older projects mein maintenance aur other issues hote hain. It's a real dilemma.
Totally agree with you, bhai! Yeh super area ka chakkar toh sabko pareshan kar raha hai. 3BHK ke naam pe chhota sa flat de dete hain, aur price sky-high. Surajkund mein toh especially yeh problem hai. Lagta hai sab builders milkar loot rahe hain.

Exactly! Aur jab site visit pe jaao toh sales guys itna misguide karte hain. Carpet area ka detail toh koi batata hi nahi hai. Sirf glossy brochures dikhate hain.
