I'm seriously considering Logix Blossom Greens, it's completed, which is a huge relief. What's the real story with their apartment layouts and carpet area efficiency? Brochure super area vs. actual usable space can be tricky. Is it genuinely good for daily living, or does it just look impressive on paper? Also, what's the community vibe like there? Is it friendly or more isolated? Trying to get honest opinions from residents, not sales pitches.

I've seen so many cases where builders quote super area and then actual carpet area is like 60-65% only. My cousin bought in Ajayabpur, and his 1500 sq ft flat felt like 900 sq ft! Be very careful with Logix Blossom Greens too. Check the layout plans minutely, ask for the RERA carpet area certificate, and if possible, measure during the site visit. Don't trust brochures blindly, they're designed to impress, not to be 100% transparent on usability.
U4, the best way is to ask for the actual RERA carpet area certificate. That's the only legal document that matters. Don't rely on sales executive's words or fancy floor plans.

Is the price range ₹75 L – ₹3.0 Cr still accurate for resale, or builders/owners are quoting much higher now given the market uptick?
Price range is definitely leaning towards the higher end now for good units. The market in Greater Noida, especially for completed projects like Logix Blossom Greens, has seen a good jump recently. But 3 Cr for a 3BHK is still steep for many first-time buyers.
U3, I checked a 2BHK there last month. For a 1100 sq ft super area, the usable carpet was barely 720 sq ft, which felt quite small. They were quoting around 90-95 lakhs for it, which is definitely on the higher side for resale in that configuration. Honestly, Alistonia Estate mein toh better, more spacious options mil rahe hain is price range mein, but maybe not completed yet.

U1, usually 70-75% is a good benchmark for carpet area to super area in Greater Noida, Logix is decent, but don't expect 80%+. They are pretty standard. Vibe is mixed, some blocks are very active with events, others quieter. Depends on your neighbours, but overall decent for families. Not isolated at all.
