Worried about construction quality in new projects

Honestly, I'm really confused about builder promises vs. reality. Currently in a 2BHK in Sector 57, planning to upgrade to a 3BHK or villa. Looking at projects like Dreamhome Heritage Max. My main concern is construction quality. Brochure mein sab mast lagta hai, but actual cracks, seepage, ya fittings loose hone ka darr hai after a year. Is the premium worth it if day-to-day issues start? What red flags should I look for during site visits beyond the show flat? Kaise pata chalega ki quality sahi hai?
