Worried about hidden flaws in Noida projects
Okay, I'll be honest — I'm finally fed up of renting. Landlord ne phir rent badha diya. I'm looking at places like Eldeco Aamantran in Noida. My main concern as an investor is spotting poor construction quality early during site visits. What hidden red flags should one look for in an under-construction project? I mean, beyond just the sample flat. How to spot potential seepage issues ya low-quality materials before possession? Don't want future maintenance headaches affecting my ROI. Any tips on what to inspect closely, maybe even about builder's past track record for build quality? Hope this helps someone else too.

See, Eldeco Aamantran is in a good location, close to the expressway. But with the current market conditions in Noida, builders are sometimes cutting corners to save costs, especially with the increased input prices. It's a tough call to differentiate. My advice would be to talk to current residents if possible, maybe through their RWA or online groups. They can give the real picture of post-possession issues and builder's after-sales support. ₹1.2 Cr – ₹2.5 Cr is a significant investment for 449 units, you need to be very sure.
Haan, aur builder ke after-sales service ka bhi pata kar lo. Warranty milne ke baad bhi service nahi milti toh kya fayda? My friend faced this in Alistonia Estate.
U9, good point about RWA! Original poster, aapne Eldeco Aamantran ka site visit kiya kya? Kya observations the aapke? Did you notice anything specific that made you doubt the quality?
Meri toh Rustomjee ke project mein laga di thi. Noida Extension mein ek project tha, Ajayabpur ke paas. Possession ke baad itne issues aaye ki pucho mat. Bathroom fittings leak kar rahe the, walls pe cracks. Builder ne bola warranty mein cover hoga but they dragged their feet for months. Always look for small details like finishing of tiles, quality of switches and door frames. Agar builder ne choti cheezon mein compromise kiya hai, toh bade mein bhi kiya hoga, believe me.
U6, aapne possession se pehle kya check kiya tha? Koi professional inspector bulaya tha kya? I'm thinking of hiring one for my potential property in Alpha II Greater Noida, but not sure if it's worth the cost.
Totally agree U6! Small details matter the most. They reveal the builder's overall commitment to quality.
Bhai, Eldeco Aamantran toh completed project hai na, 2022-12-29 possession date thi. Toh ab hidden flaws kaise check karoge site visit pe? Mera concern hai ki post-possession problems ka kya? Koi experience share kar sakta hai ki final handover ke time kya check karna chahiye? Like, plumbing ya electrical issues ka pata kaise lagayein jab tak rehna shuru na karein?
Exactly! Walls pe dampness ya paint bubbles toh nahi hain, ye bhi dekho. Seepage ka sign hota hai, even in a newly completed project.
U3, haan completed hai. But even completed projects mein bhi red flags hote hain. Plumbing aur electrical fittings check karo, use them briefly if possible. Aur sabse important, common areas, lift, parking ki finish dekho. Woh aksar compromise karte hain builders to save costs. Agar common areas shoddy hain, toh flats mein bhi quality ka issue ho sakta hai.
Sahi baat hai! Rent se toh sabki kamar toot rahi hai. Builder ka past track record check karna toh bahut zaroori hai. RERA site pe complaints bhi dekho, sometimes small issues snowball into bigger problems. Don't just rely on what the sales rep tells you.
Yaar, I totally get where you're coming from. Eldeco Aamantran maine bhi dekha tha, location toh acchi hai but construction quality ko leke bahut mixed reviews suni hain. Itna budget lagao aur phir baad mein repair karwate raho, that's my biggest fear as well. Sahi bola, future maintenance headaches affect ROI big time.
