Worried about long-term value, Shapoorji Joyville construction
Since January I've been shortlisting flats, fed up of renting. Shapoorji Joyville Phase IV mein construction quality pe real feedback chahiye. Cracks, seepage se resale, tenant attraction aur long-term maintenance pe kya farak padta hai? Experiences share karo.

My cousin bought a flat in another big project in Baharampur Naya a few years back. He faced major seepage issues within two years. Ended up spending a lot on repairs, and it affected his tenant search significantly. No one wants to rent a place with damp walls. For a first-time buyer, this kind of headache can wipe out your savings and peace of mind. RERA is there, but getting actual resolution is a long fight.
Has anyone actually visited the site recently? What's the ground reality? Is the construction looking solid or rushed?
I saw some videos online, construction seems to be moving. But videos can be misleading. I'm more worried about the quality of the plumbing and electrical work. That's where cracks and seepage issues often start later.
My broker said the progress is on track for 2024-12-01 possession. But I'm skeptical. They always say that. You need to talk to people who have bought in Phase I or II. They'll give you honest feedback.
I visited last month. It looked okay from outside, but I couldn't get proper access to check internal work. Sales team was very pushy about booking quickly because of 'limited units'. Felt a bit off.

Total units 281 hain, itne units mein quality maintain karna tough hota hai.
But isn't Phase IV supposed to be better? They usually learn from previous phases. I heard they're using better materials for this one. Plus, the location is pretty decent for Gurugram market. For ₹2.0 Cr, you expect good quality.
Haan, jaise aapne bataya, I agree. Bade builders bhi sometimes cut corners. I saw a project near Badshahpur, different builder, but same story. Initial shine ke baad problems start ho jaati hain. Especially in areas with high water table.

Sahi keh rahe ho. I checked the RERA number GGM/336/68/2019/30, and possession date is 2024-12-01. But kya lagta hai, will they deliver on time? And construction progress current mein kitna hai? Site visit pe sab theek lagta hai, but andar ki baat pata nahi chalti.
