Just watched this video talking about DLF's returns. It's wild; projects like Aralias and Camellias apparently hit 18-19% XIRR, and Arbour even 36%! They're also debt-free with big cash reserves, which sounds super stable. My question is, does this amazing financial performance mean they're just as reliable on the ground? I'm trying to gauge their track record. Has anyone here bought a DLF property in Gurugram? How was the construction quality, and were there any possession delays?
