₹90 lakh for a 2BHK in X Ecosystem Green Homes is what I'm seeing now. After 7 years of renting, I'm finally looking to invest and build some equity. Heard prices jumped post pre-launch, so is there still good capital appreciation potential left? What about the resale market liquidity for this project in 5-7 years? Also, what's the actual rental yield people are getting or expecting here? Don't want to just break even on EMI.

I bought a 2BHK in New Chandigarh almost 3 years ago for around 70 lakh, and its value has gone up to nearly 95 lakh now.
HRERA-PKL-KTL-875-2026 is the RERA number, but possession is December 2030? That's a long, long wait. Seriously makes me nervous. Any idea about the builder's past projects, especially if they have any near Mullanpur Garibdass? Don't want to get stuck with endless delays and regret it later. My friend had a terrible experience with another builder.
Besides the RERA and possession, has anyone done a deep dive into the land titles or any legal due diligence? Sometimes upcoming projects have hidden issues there that surface much later. It's crucial for such a big investment.
Yes, HRERA-PKL-KTL-875-2026 is correct. Checked on the RERA website myself. But the long wait is definitely a red flag for me.
Sahi kaha. Builder ka track record mixed hai. My friend booked a 3BHK in their project near Manimajra, and it got delayed by almost 2 years. They kept giving excuses. HRERA number mil gaya, but delays can still happen, especially with such a distant possession date. 2030 is like another lifetime away for a first-time buyer.
