X Ecosystem Green Homes' amenity delivery is infuriating. Brochure promised a huge clubhouse and full flat power backup. Two years on, it's incomplete; only common areas get power. This hurts tenant attraction and resale value for investors. I'm eyeing a 3BHK upgrade, but how do you justify the premium for such unfulfilled promises? Anyone else facing this issue?

Dekho, builders ka yeh game purana hai. Woh brochure mein sab kuch dikha dete hain, aur baad mein bolte hain 'phase-wise delivery'. First-time buyers ko hamesha RERA website pe jaake progress reports aur allottee feedback check karna chahiye. Aur sabse important, builder ke past projects ka track record dekho. Mujhe toh lagta hai yeh sab marketing gimmick hai. Green Homes ka naam hai, lekin greenery ke naam pe bas brochure mein trees bana dete hain. Current market mein kya chal raha hai wahan, investors abhi bhi interest le rahe hain kya aise projects mein, ya sab ne haath khade kar diye?
Sahi keh rahe ho. Ab toh lagta hai booking se pehle site visit pe hi sab check karna padega. Budget mein milna mushkil hai kuch achha.
Investor interest toh pehle jaisa nahi raha, khaaskar Mullanpur Garibdass aur uske aas-paas. Log ab ready-to-move ya near-possession properties prefer kar rahe hain, jahan amenities already visible hon. Is project mein total units 158 hain, aur agar itni units mein amenity issues hain, toh resale value pakka giregi. Maine bhi ek property dekhi thi, builder ne bola tha 2 saal mein sab complete ho jayega, ab 4 saal ho gaye, aur abhi bhi adha kaam baaki hai.
Sahi pakde ho! Mera cousin Manimajra mein ek project mein phasa tha, wahan bhi clubhouse aur pool ka promise tha, 5 saal ho gaye, abhi tak sirf khaali plot hai. Is X Ecosystem ka RERA number HRERA-PKL-KTL-875-2026 hai, maine check kiya tha. Possession date 2030-12-01 dikha raha hai, lekin yeh amenity delivery ka issue bohot serious hai. Hum first-time buyers ke liye toh yeh nightmare hai, har ek paisa jod ke lagate hain.
Possession toh 2030-12-01 hai bhai. Abhi toh upcoming project hai. Lekin U4 ne sahi kaha, agar abhi se yeh haal hai amenities ka toh future mein kya hoga? Mera bhi budget limited hai, aur New Chandigarh mein bhi similar issues sunne ko milte hain. Lagta hai builders ko RERA ka darr hi nahi hai.
Haan yaar, RERA toh hai iska. Lekin sirf RERA hone se kya hoga agar builder aise promises todta rahega? Iski possession date kya hai, 2030 wali? Mujhe laga tha thoda pehle ka hai, but agar itna delay ho raha hai toh sochne wali baat hai.
Bhai, ye builder ka RERA number check kiya kya? Usme toh sab details honi chahiye na. Kya pata wahan kuch aur ho.
Yaar, totally relate. Main bhi X Ecosystem mein dekh raha tha 2BHK, aur brochure mein jo dikhate hain na, woh sab fantasy lagta hai. Mera budget tight hai, aur agar basic amenities bhi nahi milengi time pe, toh loan ka burden aur upar se yeh tension kaun lega? Bohot nervous ho jaata hoon yeh sab sunke.
