Buying a flat, especially for retirement, people don't properly check the RWA's financial health, which is a huge mistake. Hum Yamare mein dekh rahe hain for a 2BHK, kids toh bahar hain ab. My current big house is too much to manage. One thing I learned is to ask for the last two years' RWA balance sheets during due diligence. This really shows if the society is well-managed or if you'll be hit with surprise special assessments. Water supply ka kya scene hai Yamare mein, borewell pe kitna dependency hai? Aur nearby hospitals ka access kaisa hai?

Borewell dependency toh poore Bangalore ka problem hai, but Yamare mein kuch zyada hi suna hai. Retirement ke liye le rahe hain toh health facilities ka bhi dhyan rakhna padega. Nearby hospitals ka access kaisa hai? Koi good multi-specialty hospital hai aas paas, ya fir bahut door jana padega for emergencies?

Yamare se drive time mein Apollo, Fortis jaise bade hospitals around 30-45 mins lagte hain. Local clinics aur primary care options toh mil jayenge, but for serious stuff, you'd need to travel.

But then after a year, RWA ne unexpected maintenance hike kar di, saying 'reserve fund' kam hai. Pata chala ki builder ne initial years mein accounts manage hi nahi kiye the properly. Humne jab balance sheet maangi, toh saaf mana kar diya. Later, we formed a new committee and had to fight for months to get things transparent. So, asking for past two years' balance sheets is a must, no compromises.
Yamare mein water supply ka issue toh suna hai. Borewell pe kitna dependency hai, koi bata sakta hai? Kahi aisa na ho ki summer mein tankero pe depend hona pade. Aur borewell water quality kaisi hai? Hardness ka issue toh nahi hai?

It's not just Yamare, even nearby areas like Aavalahalli face this. Water quality varies, but generally, it's hard water. Filter lagwana toh pakka padega, warna geyser aur pipes ka halat kharab ho jaati hai.
