U5, value toh hai Noida Extension mein, especially connectivity ke hisaab se. Alpha I Greater Noida ke paas bhi kuch projects hain jo thode purane hain, wahan shayad resale mein better deal mil jaye. Direct builder se spot discount expect karna, as U8 said, is tough. Maine ek project mein 1.5% discount liya tha, but uske liye 2 din tak builder ke office ke chakkar kaate the. It's more about negotiating on amenities than base price.

Sahi kaha U4. Mera ek friend Alistonia Estate mein dekh raha tha, usko laga ₹70L mein deal ho jayegi. But sare hidden costs milake ₹85L tak pahunch gaya. Builder ne bola 'spot discount' de rahe hain, par woh sirf base price se thoda kam kiya, baki sab charges toh wahi the. Bohut frustrating hota hai yeh sab.
Hidden charges mein maintenance advance, club membership, parking charges, EDC/IDC (External/Internal Development Charges), power backup, even sometimes fire fighting system charges bhi add kar dete hain. Aur GST toh upar se hai hi. Jab maine apna 2BHK liya tha Alpha I Greater Noida mein, base price se almost 10-12% extra laga tha yeh sab milake. Builder ne bola tha spot discount, but woh sab inhi charges mein adjust ho gaya. So, true all-in cost is always higher.
