Yamuna Expressway: Better long-term value than other Noida?

Just saw this video about Yamuna Expressway investment till 2030. They're talking about Noida Airport, Film City, and industrial growth. It makes sense for long-term plots, apparently. But I'm also checking out other Noida options, like sectors in Noida Extension. Wahan pe toh already projects hain and connectivity bhi better lagti hai. Is YEIDA really a better bet for ROI compared to those established areas? Kya lagta hai?
