What's the real impact of new infra on Yamuna Expressway property values? I work in real estate, but buying for myself is different, you know. I'm looking at a couple of plots in Lagerstroemia Estate, near the upcoming metro extension. Builders always pitch huge ROI because of connectivity, but what's the ground reality? Has the recent road development actually pushed prices significantly in specific pockets, or is it mostly marketing hype? I'm seeing prices around ₹45-50k per sqyd for plots. Honestly not sure if this appreciation is sustainable or if the initial bump is already done. What do people who bought earlier think? Did your property value jump after the expressway upgrades or new interchanges?

Totally agree with the OP. I've been tracking prices near Alpha I Greater Noida, and after the new interchange opened, rates definitely jumped. Log bol rahe hain ki metro aane se aur badhenge. Lagerstroemia Estate bhi achha location hai connectivity ke hisaab se.

U6, long term is fine, but for first-time buyers like us, what if the prices stagnate for 3-4 years? 45-50k is a huge investment. My friend bought near Ajayabpur and is struggling to find a buyer now, even after decent infra progress.
U1, don't worry too much. Long term mein Yamuna Expressway ne kabhi disappoint nahi kiya hai. Infra development is real, prices will keep inching up.
