Yamuna Expressway luxury flats at ₹8999/sqft? Thoughts?

Has anyone seen that Eldeco Echoes of Eden video for Yamuna Expressway? They're showing luxury flats at ₹8999/sqft in Sec 22D. Honestly, I'm not sure if that rate for 'luxury' in that area makes sense. Yamuna Expressway projects can be tricky with appreciation. Is this price point competitive ya zyada hai? What's your take on current property rates there?
