Guys, I'm thinking of investing near Yamuna Expressway in Noida. What do you think about the investment potential there? Is it a good time to buy property right now, or should I wait? Kya aap logon ko pata hai, future development plans kya hain? I'm also a bit concerned about the connectivity – how easy is it to commute to other parts of Noida and Delhi? Has anyone experienced any problems with transportation? Mujhe advice chahiye about the social infrastructure. Are there good schools and hospitals nearby? Which one is better for long-term ROI, plots or apartments? Not sure if it's worth the risk tbh.

Do thorough due diligence before investing. It's a developing area, so there are inherent risks.
Remember to check RERA registration for any project you are considering.
Got it, thanks U3! That's helpful.
One thing I'd add, check the master plan carefully. Make sure your property isn't in a green zone or something.
Definitely agree with U5, important point.
Has anyone seen any good deals lately? Any specific projects to recommend?
U1, Prices are definitely factoring in future growth, but not overly inflated IMO. Still room for appreciation.
Is it better to invest in residential or commercial property there?
Commercial property has higher rental yields, but it also comes with higher risk. Residential is generally more stable.
U3, thanks! What kind of risks are we talking about with commercial property?
Don't forget to factor in the cost of registration and other charges. They can add up quickly.
U1, Risks like lower occupancy rates, longer vacancy periods, and more difficulty in finding tenants.
Risk toh hai bhai, but potential bhi hai. High risk, high reward scenario.
I heard there are some issues with land acquisition in some areas. Anyone know anything about that?
Yes, there were some issues in the past, but most of them have been resolved. Still, it's a good idea to do your due diligence before investing.
What about the builders there? Are there any reputable ones?
There are a few good builders, but also some shady ones. Do your research and check their track record.
Plots vs apartments for ROI? Any thoughts?
Plots generally give better ROI in the long run, but they also require more investment upfront and more risk.
Apartments are easier to rent out and manage, so they can provide a more stable income stream. But the appreciation may be slower.
Connectivity wise, how bad is it really? Can anyone share their personal experience?
It's not great, especially during peak hours. Public transport is limited, so you'll mostly rely on your own vehicle or cabs.
U2, U3, U4, thanks for the insights! Do you think property prices are inflated right now, considering the future developments?

Yamuna Expressway is a developing area. Investment potential is there, but it's long term. Connectivity abhi bhi issue hai, but improving.
I think it's a good time to buy if you are looking for long-term investment. Property prices are relatively lower compared to other parts of Noida.
Future development plans include the Jewar Airport, which will definitely boost the property value. But it will take time.
Jewar Airport is the key. Once it's operational, prices will definitely go up. But that's a big IF right now.
What about the social infrastructure? Are there decent schools and hospitals around?
Social infrastructure is still developing. You'll find some schools and hospitals, but not as many options as in central Noida.
Agreed. Social infrastructure is lagging. Consider that if you are planning to live there with family immediately.
