Yamuna Expressway Sector 22A: Investment potential real?

Sector 22A, Yamuna Expressway – investment potential kitna hai? I'm looking at resale flats. Heard rental yields are decent, but is OC milna easy? Also, any idea about future appreciation? Should I expect good ROI in 3-5 years, or is it overrated? Has anyone invested here recently?
