Hey guys, just saw this video about new projects near Jewar Airport in Sector 22D. ACE Acreville, Gaur Chrysalis, and Eldeco Whispers Of Wonder are mentioned. Anyone invested there or know more about the appreciation potential? What's your take on the area after seeing this?

Prices are already going up in Noida. This might be a good time to invest, but choose wisely.
I would suggest visiting the site multiple times, at different times of the day. See the traffic, the surroundings, everything.
My friend bought in Sector 146. He's happy with the connectivity and the green spaces. Maybe check that area too.
Don't just look at the price per sqft. Check the total cost, including parking, club membership, etc. Builders love to hide these charges.
Personally, I'm waiting for the airport to become fully operational before investing. Too much uncertainty right now.
Sector 150 is a better bet, in my opinion. Already developed, better infrastructure. Thoda expensive hai, but worth it.
Possession mila kya kisi ko in these projects?
Bhai, abhi toh launch hi hua hai. Possession toh 3-4 saal baad milega. Agar mila toh.
New metro line ka kya scene hai? Will it connect to Jewar Airport and these sectors?
I checked the RERA registration for ACE Acreville. Seems legit, but still...be cautious.
What's the current circle rate in Sector 22D? Anyone knows?
Circle rate toh kam hoga, market rate is what matters. Check Magicbricks or 99acres for recent transactions.

U13, definitely do your due diligence. Check RERA registration, builder's track record, and get a good lawyer. Don't just go by the marketing hype.
Haan, being an NRI you should be extra careful. Get everything in writing and verified.
Mera bhi same experience tha 2 years ago with another builder in Noida Extension. They promised everything, delivered nothing. Abhi tak court mein case chal raha hai.
ACE Acreville looks decent on paper, but has anyone actually visited the site? Construction progress kaisa hai?
I visited last month. Earthwork chal raha tha, not much to see honestly. But they promised sample flats soon.
Gaur Chrysalis… Gaur ka naam sunke hi darr lagta hai. Delayed projects ka record toh sabko pata hai.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon, deliver nothing.
Eldeco Whispers Of Wonder is better located, I think. Nearer to the existing infrastructure. But price point is also higher, obviously.
I invested in a plot in Sector 26A, which is nearby. Expecting good returns in the next 5-7 years. Airport ka impact toh hoga hi.
Sector 22D? Hype toh hai, but real estate mein hype ka kya karein? Need to see actual appreciation. I'm always sceptical of these airport-adjacent projects.
Bhai, Jewar Airport is the real deal. Once it's operational, rates will definitely go up. But 22D...thoda door hai, no? I'd prefer something closer.
Distance is a factor, true. But land rates are cheaper further out. Risk vs Reward, right?
U2, door hai but connectivity is good. Expressway se seedha pahuch jaoge. And less pollution, more open space.
