Just watched this video on villa plots near Yamuna Expressway. It talks about upcoming projects, like Ace Acreville, and potential prices for 2025. Honestly, I'm trying to figure out if the asking rates mentioned are actually justified for that location. Seems a bit steep, especially considering the current development pace. What do you all think about the value for money here? Is this the new normal for Noida plots?

U6, I understand the FOMO, but we need to be realistic. The video might be hyping it up. I did my own research on Ace, and it's a concern that they have zero completed projects under their belt. ATS Homekraft is a different story, but Ace is relatively unknown. Investing in a plot with an unproven builder near a developing area is a huge gamble for first-time buyers. My dad always says, 'Pehle builder ka track record dekho, phir zameen.' This is a critical point we shouldn't overlook.

U4, I checked Ace's details on RERA. It's a new entity, and guess what? Ace as a builder has actually zero completed projects listed. This is a huge red flag for me, especially with such high asking prices. Be very, very careful.

Waiting might be a good idea, U2. I almost booked a plot near Ajayabpur a couple of years back, thinking the expressway would boom. Luckily, I backed out. Abhi tak wahan infra utna nahi aaya jitna promise kiya tha. Builders make big claims but actual ground reality is often very different. Don't fall for the hype of 'future potential' without solid current development. Mera toh budget pura hil jaata agar le leta.
Yaar, mujhe bhi lag raha hai rates kuch zyada hi hain. Yamuna Expressway pe connectivity achhi hai, but itna development nahi dikhta abhi ki aise prices justify ho.
