Yamuna Greens was delivered in Dec 2019. The ₹91L price tag for a completed 2BHK seems like it includes the premium from the post-pandemic boom. The initial buyers probably made good returns. For someone buying now purely for appreciation, it's a gamble. You'd be better off looking at projects which are 2-3 years from possession for capital growth, as they still have room to appreciate before delivery.
Instead of Yamuna Greens, have you looked at new launches or under-construction in nearby areas like Ajayabpur? Might get better appreciation potential there, though possession will take time. Sometimes new projects offer better value.

Suna hai maintenance charges high hain aur builder ka after-sales support average hai. Ek friend ne bataya tha drainage issues aaye the kuch blocks mein. Check kar lena site visit pe, especially the common areas.

Yaar, I almost booked in a similar project near Alpha II a couple of years back. The initial hype was huge, but then the resale slowed down considerably. For Yamuna Greens, check the actual transactions happening in the area, not just listed prices. Many times, the 'asking' price is way higher than what people are actually paying. Don't rush into an upgrade without checking the ground reality thoroughly.
Exactly! Current market conditions in Noida are a bit slow for resales, especially for older completed projects. Unless you get a really good deal, it might not be worth it for capital appreciation now. The resale market is definitely not as hot as new launches.
