₹1.8 Cr for a 3BHK in Chakkarpur feels steep, even after 5 site visits this month. My wife wants a good school nearby for the kids, so Chakkarpur seemed fine. We checked a Yashvi Builders project there. The sales guy pushed for a quick booking discount. But a broker then claimed he could get a better spot discount, saying direct builder deals aren't always best. Is that true? Do brokers really have more room for spot discounts than going direct? Or are they just adding their cut? Not sure who to trust.

1.8 Cr for a 3BHK in Chakkarpur? Yaar, that sounds really high. What's the carpet area they are offering? For that price, you could probably find something decent in Badshahpur or even further down towards Sohna with better amenities. Chakkarpur has grown, but still...

I had a similar experience with a project near Airport Road (Gurgaon side). The builder quoted X, but my broker, after a bit of negotiation, got me 2% extra discount and waived off some floor rise charges. He said it was because he had sold multiple units in that project before. But haan, uska commission bhi tha, which was 1% of the property value. So you need to weigh that in. Always get everything in writing from both sides, whether it's the builder or the broker.
U5, mostly not negotiable, it's pretty standard for primary sales. But check if the builder is paying the broker or if it's coming out of your pocket. Sometimes builders have schemes where they cover it to clear inventory. Always clarify the brokerage amount upfront, no hidden charges later!
