Honestly not sure why I thought buying for myself would be easier, even after years in this business. I'm looking at a 3BHK around Golf Course Extension or Dwarka Expressway, budget around ₹2.5-3 Cr. Trying to cut through the marketing spin. What's the real deal with construction quality from builders like DLF, M3M, Emaar, or Godrej? I've heard stories about plaster cracks and seepage showing up quickly, even in premium projects. Also, on-time delivery is a huge concern. Do any of these builders actually stick to their promised dates in Gurugram? Or is it always delayed? And how's their customer support after booking? Do they just ghost you once the cheque clears? Any honest, off-the-record opinions would be super helpful. Trying to avoid future headaches.

Totally agree! And on-time delivery? That's a myth for most builders, especially in Gurugram. My cousin is still waiting for his Emaar flat near Golf Course Ext. from 2020.
