Which builders in Noida actually deliver good construction quality for a 3BHK? I'm looking around Noida Extension or Yamuna Expressway, budget around ₹1.2Cr. I know the builder games, but which ones like Godrej, ATS, or Gaurs have real plaster cracks or seepage issues after a year? Also, how bad are hidden charges, like those PLC or EDC surprises at possession? RERA compliance is one thing, but actual carpet area vs super area... what's the real story there? I don't want last-minute add-ons. Any tips from fellow buyers?

Yaar, Godrej ke projects mein suna hai initial quality acchi hoti hai but maintenance baad mein issue karta hai. My cousin booked in Alpha II, Greater Noida with Gaurs
Bhai, exactly my thoughts! I'm also looking for a 3BHK in Noida Extension, budget same. These hidden charges scare me the most. RERA se bhi darr lagta hai, pata nahi kitna follow karte hain. It's like a maze for first-time buyers like us.
