Been in real estate for years, but searching for my own place at Delhi housing Homes is a whole other ballgame. I'm eyeing a 2BHK, around ₹90L, but you know how builders play with super area vs. carpet area. What's the real efficiency like? Are the layouts genuinely practical for daily living, or just brochure-friendly? Any weird dead spaces or small rooms I should watch out for?

Haan, yehi main bhi soch raha tha. Project data mein RERA number 'Not Applicable' dikha raha hai, which is a red flag for a 'completed' project with a future possession date. Ideally, any project getting possession after 2017 should have a RERA number. This could mean they got occupancy certificate (OC) before RERA came into full effect, or it's a phase-wise completion. But still, future possession with 'completed' status is confusing. Definitely dig deeper before committing, especially for a 90L flat.

Mera toh ek baar Anand Niketan mein ek builder ne aisa jhol kiya tha carpet area pe ki kya bataun. 100 sq ft ka difference nikla baad mein! I visited their site last month. Layouts are decent, but definitely not as grand as the brochure. The 2BHKs feel a bit compact, especially the second bedroom. Watch out for the balconies, some are really small. Try to get a unit with a north-east facing entrance if possible for good ventilation.
Sahi kaha yaar, carpet area is the real deal. Builders hamesha super area dikha ke confuse karte hain. Is project mein bhi same lag raha hai.
