Builder ne phir se date extend kar diya lol. Seems like a national sport now. My project in Ahmedabad is 1 year behind schedule!
Remote buying is tough, but manageable with the right strategy. My personal experience was booking a 2BHK in a project near Ring Road 2 years ago, before it was fully developed. The builder promised possession in 18 months, but it got delayed by another 6. My hack was to fly down every 6 months and personally check progress, and also hired a local property manager (not related to the builder) who would send me photo/video updates weekly. Builder ka RERA number 12345/RJK/2021 tha, and they still ended up delaying. So vigilance is key, even with RERA.
Quality compromise is a big fear! Mera ek relative Krishna Kunj mein flat le raha tha, builder ne possession ke time par fittings change kar diye the. Bahut jhagda hua tha. Builder ka track record pehle se research kar lo, reviews padh lo, tabhi aage badho.

Your point about PoA is so valid! My jiju, also an NRI, bought a plot near Kalawad Road a couple of years back. He gave a general PoA to his brother and later found out that the brother had signed on some papers that weren't fully explained, leading to a minor boundary dispute. It cost him extra legal fees to resolve. Always have a clear scope defined. Also, current market conditions in Rajkot are a bit volatile, demand is high but inventory is also increasing, so negotiate hard!
Haan, PoA toh critical hai. Also, make sure your local contact is someone you trust blindly, like family, or a very old friend. Ek independent lawyer bhi hire kar lo for document verification, don't rely just on the builder's lawyer. It's an extra cost but worth the peace of mind.
Totally agree on the specific PoA! Bhai, general PoA is a recipe for disaster. My cousin faced so many issues because of a vague one. Good call out.
