Spent the whole Sunday checking out options in Yelahanka. Metro extension aur Airport T2 ka buzz toh bahut hai. Kya lagta hai, will it *really* push prices up soon? Which areas near Yelahanka still have affordable properties with good ROI?

Focus on RERA registered projects with clear possession dates. Also, don't ignore areas like Attibele outskirts; wahan abhi bhi decent plots mil jaate hain for investment.

Bhai, 60L mein 2BHK Yelahanka mein mushkil hai ab. 2 saal pehle mere friend ne Aavalahalli side liya tha, tab 50L mein mil gaya tha. Ab toh wohi property 70L bol rahe hain. Appreciation toh hai, but entry point ab high ho gaya.
Aavalahalli is now prime Yelahanka. No chance for affordable.
True that. Yehi toh problem hai. Jab tak hum soch rahe hain, prices aur upar chale jaate hain. Ab lag raha hai Banashankari side mein hi dekhna padega, wahan thoda established market hai.
Totally agree with the post! Metro aur Airport connectivity se toh growth pakka hai. Maine suna hai Yelahanka main even some smaller developers are launching projects with good amenities. Kya kisi ne recently koi site visit kiya hai? What's the ground reality for 2BHKs under 60L?
60L mein toh kahin nahi mil raha Yelahanka mein ab.
60L mein 2BHK near Yelahanka main area toh impossible hai. Maybe North Gate or Provident gibi projects mein kuch mil jaaye, but woh bhi 70L+ honge. Ground reality is tough for our budget.
Maine recently site visit kiya tha. Near Bagalur Road, ek project mein 2BHK 65L mein quote kar rahe the, but uska possession 2026 hai. RERA number toh tha, but builder ka track record kuch khaas nahi laga. Felt very rushed and pushy. Be careful with those 'limited time offers'.
Yelahanka ka buzz toh hai, par prices bhi toh aasmaan chhoo rahe hain. Affordable options milenge bhi kya ab wahaan? Mujhse toh lagta hai already inflate ho gaya hai sab.
Mujhe lagta hai thoda andar ke areas mein ya periphery mein dekhna padega. Jaise Jakkur ke aage ya Kogilu Cross ke paas. Wahan shayad thoda better options mil jaayen, but then connectivity will be an issue for daily commute. Is it worth the compromise?

Haan yaar, sahi keh rahe ho. Hum bhi Yelahanka ke aas paas dekh rahe the, but budget mein kuch mil hi nahi raha. Sab 70-80L+ chal raha hai for a decent 2BHK.
