₹1.8 Cr for a 3BHK villa in Yelahanka – is this really justified? Currently in a 2BHK near Manyata, thinking of upgrading. Yelahanka mein commute kaafi tough lag raha hai yaar. Brochure mein sab green-green dikhate hain, but traffic aur water situation ka kya scene hai? Anyone living there, please share ground reality. Is the price jump worth it?

I was looking at flats in Akshayanagar last year, and even there prices were shooting up. 1.8 Cr for a villa in Yelahanka sounds a bit steep, unless it's a really premium project with all the bells and whistles. The market has been crazy post-pandemic, builders are quoting whatever they want. My agent told me ki abhi interest rates bhi high hain, toh EMI bhi kaafi banegi. Most likely a new launch, because resale villas in Yelahanka for 1.8 Cr would be quite old or smaller. Builders are pushing new projects at these rates, saying 'premium location, future development'. But the reality is demand is high so they can get away with it. Interest rates are definitely a killer right now.
See, Yelahanka is huge. Which part are you looking at exactly? Sometimes, the price depends on the builder's reputation and amenities. Agar koi reputed builder hai aur project airport road ke paas hai, toh it could be justified. But haan, traffic Manyata se better toh nahi hoga, but maybe less congested than inner city areas?
Totally agree with you on the traffic, yaar. My cousin lives near Aavalahalli, which is just a bit further, aur unka daily commute to Central Bengaluru is a nightmare. They leave at 7 AM to reach by 9 AM for a 15km distance! Brochure mein trees dikha denge, but roads pe toh cars hi cars hain. Aur water ka bhi issue hai udhar, borewell pe hi depend karte hain mostly. Have you checked out the water table levels there?
Bilkul! Manyata se Yelahanka jaane mein bhi peak hours mein 45 mins lag jaate hain. Airport road pe traffic ab pehle jaisa smooth nahi raha. And if you're commuting towards city center, then it's even worse. My office is in Hebbal and I hate that stretch.
Water table levels are definitely a concern. My friend in Adigara Kallahalli, which is not far from Yelahanka, faces severe issues during summer. They rely heavily on tankers, which adds another 5-10k to their monthly expenses. Borewell bhi dry ho jaata hai. The municipal water supply is not consistent in many layouts there. So yeah, water is a major red flag, not just traffic.
1.8 Cr for Yelahanka? Bhai, that's insane! Mera budget toh 1.2 Cr tak ka hai aur usmein bhi lag raha hai ki kuch dhang ka nahi mil raha. Yelahanka mein itna kyu denge yaar? Manyata se shift hone ka point hi kya hai agar commute aur bhi kharab ho jaye?
Sahi keh rahe ho. But Yelahanka mein bhi areas ka farak hota hai. Is it near the main road or inside some layout? And which builder is it? Sometimes the premium is for the brand.
Haan bhai, 1.8 Cr toh out of budget hai. Mera bhi 1.3 Cr max hai aur lagta hai ab apartment mein hi rehna padega.
