YPS Developers' 'fixed price' is a joke, prove me wrong
₹82 lakh for my 3BHK from YPS Developers in Duhai – I'm still wondering if I could've gotten a better spot discount. Jab builder ne bola fixed price hai, I thought the ₹2 lakh 'festival discount' was the best I'd get. Honestly, I was happy with it initially. But after moving in last month, ek neighbour ne bataya unko ₹3.5 lakh ka discount mila tha around Diwali for the same floor plan. Matlab, builder ki 'no negotiation' policy is just a tactic, right? As an investor, my aim was to maximize deal value. I tried pushing for more, maybe some PLC waiver or free parking, but they were quite firm. Is it about timing, ya fir my negotiation skills weren't up to mark? I feel like I missed out on a proper price correction. Has anyone else faced this with YPS or other Ghaziabad builders, where they claim no negotiation but then offer bigger discounts quietly? Share your experience, please!

It's definitely a mix of timing and research, U10. Builders usually have aggressive targets towards the end of financial quarters (March, June, Sept, Dec) or during major festivals like Diwali/Navratri. That's when they might be more flexible. Also, always check multiple units and ask about available discounts for different configurations. Sometimes, a slightly less desirable unit (e.g., lower floor or specific facing) might come with a better discount. Don't just rely on what one sales rep tells you; try to cross-verify with others or even talk to existing residents if possible. It's a tough game, but persistence helps.
This is so disheartening to hear. As a first-time buyer, I'm already so stressed about the huge investment. How can we, as common buyers, even know if we're getting a fair deal? Is there any way to actually get a better discount, or is it just pure luck and timing?
This is how most builders operate, especially in Ghaziabad. They'll have a base price, then 'festival discounts' or 'spot booking offers' which keep changing. It's not really about your negotiation skills, more about their sales targets for that month or quarter. The market conditions in Ghaziabad, especially for projects like in Duhai or even Achchheja, are quite competitive right now, so they're always looking for ways to close deals.
U8 is right. My uncle faced this with a project near Abhay Khand. Builder showed one rate card, then later offered a 'corporate discount' to someone else for a much lower price. When confronted, they said it was a special tie-up, not a general offer. It's all about how they present it. As first-time buyers, we really need to be careful and maybe get everything in writing, including any 'discounts' or 'offers' validity.
Good question, U7. Technically, they *can* offer different discounts. RERA primarily focuses on transparency in pricing (carpet area, amenities, etc.) and project timelines. Builders usually frame these as 'limited period offers' or 'seasonal discounts' which are not directly contradictory to a 'fixed base price'. The base price remains constant, but the 'offers' change. It's a loophole, I guess.
So, is this even legal? I mean, if they claim 'fixed price' but then offer different discounts, doesn't RERA have rules against this kind of misleading advertising?
Yeh YPS Developers ka toh purana game hai. Fixed price is just a marketing gimmick. They always have 'special' offers for those who push harder or come at specific times like year-end or Diwali. Which project is this in Duhai, if you don't mind sharing? Is it YPS Greens or something else?
Exactly! It's YPS Greens. I was also looking there. When I visited in December, they were offering a 'New Year Bonanza' of ₹2.5 lakh off, plus a free AC in the master bedroom. But a friend who booked in October got only ₹1.5 lakh off. It's so frustrating because they make you feel like you're getting the best deal, and then you find out later you weren't. This 'fixed price' policy just creates mistrust. My experience with a builder in Ahinsa Khand 1 was similar; they even denied offering discounts to anyone until I showed them an ad!
Haan, U3, I think OP is talking about YPS Greens in Duhai. I visited that project too. They were very firm about prices.
Bhai, you're not alone! YPS ne mere saath bhi same kiya tha. Fixed price bolke baad mein pata chala kisi aur ko ₹1 lakh extra discount mil gaya tha. Matlab, yeh log seedha-saadha customer ko bewakoof banate hain. Total scam lagta hai.
