YPS Dwarika City Plots buyers — your honest feedback needed!
YPS Dwarika City Plots — I'm seriously considering buying here. Fed up of renting, landlord raised rent again, so finally taking the plunge. Brochure mein toh sab kuch best lagta hai, but construction quality pe doubt hai. Has anyone moved in there? Dar lagta hai ki possession ke baad cracks aur seepage na dikhe. Kya actual building quality, fittings, sab theek rehte hain 1-2 saal baad bhi? Maintenance charges kitne hain aur services worth it hain kya? Just want a real home, not just problems.

The market in Ghaziabad is a bit slow right now, but plots usually hold value better. If you're buying for self-use and long-term, it might be okay. But for investment, I'd say proceed with caution. Many projects are struggling with resale value. And always verify the land titles thoroughly.
Land titles are super important! My uncle almost got scammed with a plot near Afzalpur where the land had multiple claimants. A good lawyer is worth every penny in this process.
Sahi kaha, Ghaziabad mein thoda price stagnation hai. My agent also told me that. But plots are safer than apartments in terms of depreciation. Just need to ensure the developer isn't going to disappear after selling all plots.
I booked a plot there 6 months ago, planning to start construction next year. The price I got was on the lower end of the ₹48 L – ₹1.7 Cr range for a smaller plot. So far, the paperwork has been smooth. No issues with builder interaction yet. But I'm also nervous about the overall development once more people move in.
I visited the site last month. It's completed but many plots are still vacant. The common areas looked decent, but I couldn't get a clear answer on maintenance charges. They just said 'competitive'. Anyone know the exact amount per month? Total units are 139, so a good community size.
Exactly! 'Competitive' is builder-speak for 'we'll decide later'. This is a big red flag for me. For a project that's completed, they should have fixed charges. What about the water supply and electricity infrastructure? Is it all underground?
Maintenance charges are usually 2-3 rupees per sq ft for plots, but it can go higher depending on amenities. Try to get it in writing. My friend in Achchheja pays a bomb for maintenance and half the amenities don't even work.
Dekho, YPS Developers ka naam pehle bhi suna hai. My cousin almost booked with them in another project near Abhay Khand, but pulled out last minute. Said there were delays and some quality compromises. Dwarika City Plots toh plots hai, not apartments, so construction quality for individual homes might vary if people build themselves, but if it's builder-constructed, then yes, be careful.

Totally understand your fear about cracks and seepage. Happens way too often. Did you check their RERA details? What's the builder's track record in other projects? That usually gives a good idea.
Completed project hai toh thoda risk kam lagta hai. But even ready-to-move properties can have problems. Just make sure to get a proper inspection done before registration. Price range ₹48 L – ₹1.7 Cr is quite broad, depends on what you're looking for.
Bhai, you're not alone. I'm also looking at YPS Dwarika City Plots. My agent says it's a good investment because it's already completed. But same doubt, what about the hidden issues after moving in? My friend bought in Ahinsa Khand 1 and had endless issues with plumbing.
