₹1.8 Cr for a 3BHK in Sector 93 from ZAK Spaces was the quote I got, but payment plans are confusing. I'm in real estate myself, but buying for me feels different. Builders push construction-linked plans heavily. Is it really smarter than a higher down payment ya bas unka cash flow better ho? My broker is pushing one, saying I'll save on EMI. Not sure if that's true or just to close the deal faster. What are your experiences with payment plans and brokers in Gurgaon? Does direct builder approach make a difference?

Totally understand your confusion! I also got lured by a CLP for my first flat. It felt less burdening upfront, but then delays started. The 'saving on EMI' part is a trap if construction isn't on schedule. My broker also pushed it hard. I think it definitely helps their cash flow more than our pockets in the long run if things go south.

My friend got burned badly with a project near Badshahpur; builder just kept extending possession. Brokers always push what gets them commission quickly, not what's best for us. Always read the fine print, especially for penalties and delay clauses. Direct builder approach *can* get you better terms, but you need to be very firm and informed.

Sahi kaha, bhai. CLP is a double-edged sword. Builder ke liye toh cash cow hai, humare liye headache.
