Site visit karke dekha hai maine. Abhi toh sirf hoarding lagi hai aur fencing hai. Groundwork bhi shuru nahi hua hai properly. 2030 is a long way, but for a project this size, it needs to start fast.

Haan, builder ka track record toh theek hai, but upcoming projects mein delay normal hai. ZEN & SATO ka possession date 2030-05-01 hai, aur RERA number PRM/KA/RERA/1251/472/PR/080525/007728 hai. But 2030 tak bahut kuch badal sakta hai. My friend booked in another project near Akshayanagar and it got delayed by 2 years. So, be prepared for that possibility.
Totally feel you on the ROI part, U1. Bengaluru market mein abhi prices top pe lag rahe hain, especially for premium segments. Capital appreciation kaafi tough ho jaata hai jab entry point hi itna high ho. I think finding good deals in areas like Aavalahalli might be better for long-term gains.
