Zeta I Greater Noida — this area keeps popping up for us. Kids have moved out, so don't need such a big place anymore. We're selling our current home and looking for a compact 2BHK, something manageable, maybe around ₹70-80L. OMR Proptech ke projects dekhe hain. But I'm really worried about the *true* all-in cost. Builder price ke upar kitna extra lag jaata hai? Stamp duty, registration, PLC, parking... yeh sab milake kitna percentage add ho jaata hai? Aur kya koi hidden charges bhi hote hain jo possession ke time pata chalte hain? Jaise maintenance advance ya utility connections. Negotiation mein kitna real discount milta hai? 2-3% se zyada expect karna theek hai kya? Honestly, budgeting for all this is proving quite tough.
