Honestly, the PLC charges at Sunworld Arista feel like a total scam. Supertech Renesa looked cheaper initially, but I'm worried about their construction delays. Is it worth the risk to save some money? What's everyone's experience?

I'm looking to invest in Noida again. Already have a couple of properties, so know the drill. Confused between Dridha Homes (under construction, 30-45L) and Sunworld Arista (ready to move, 59L-3.14Cr). Dridha is cheaper, obviously, but possession risk toh hai hi. Sunworld is ready, but carpet area efficiency reports are mixed – matlab, how much space are you actually getting? Plus, maintenance charges mein bhi difference hoga. I'm thinking 5-year appreciation – which would give better ROI? From my experience, ready-to-move usually appreciates slower initially. But peace of mind bhi important hai. What does the community think? Dridha or Arista, and why?

Kids have moved out, socha Noida mein smaller flat le lete hain. Don't need such a big place anymore. Resale se jo paisa aayega, it'll help with retirement. I'm looking at Sunworld Arista, ready to move hai isliye. Supertech Neerajanil bhi dekha, but under construction mein darr lagta hai. Sunworld ka price is thoda zyada, but at least you know what you're getting. Honestly not sure which way to go. Which one has better resale value in the long run? Also, maintenance charges kiske kam hain? Need something manageable. Proximity to a good hospital is important too. Any opinions?

Been scouting for a bigger place since the kids need their own rooms. Honestly not sure which way to go. Saw Ajnara Daffodil; the size is great, but the price! It's crazy expensive. My wife's priority is a safe neighbourhood, so the ready-to-move thing is tempting. Sunworld Arista is cheaper, which is a plus. But will I regret not going for more space later? The carpet area efficiency seems better in Daffodil, at least on paper. Anyone living in either? What's the actual maintenance like? And how's the resale potential if we need to move again in, say, five years? Is it worth the extra crore for Ajnara?

Fed up of renting! Sunworld Arista is ready to move, but Vanalika's carpet area seems better. Is OC worth the extra cost, or should I just settle for Arista? Need opinions!
