After years of selling, I'm finally looking to buy, and Adani The Marq keeps popping up. I work in real estate, but personal investment mein sab alag lagta hai. For 4-5 Cr, I'm expecting real value, not just fancy brochures. Everyone glorifies the clubhouses, but off the record, kitne amenities actually useful hote hain? Swimming pool toh sab mein hota hai, but daily use kaun karta hai? What about power backup, security efficiency? Sector 106 ka location, is it genuinely good for family living? Schools, hospitals ka connectivity kaisa hai? Or will it feel isolated for daily needs? Okay, I'll say what no one says: most 'luxury' projects are just marketing spin. I know what builders don't tell you. Is The Marq genuinely a good home, or just good on paper? Carpet area efficiency कैसी है? Change my mind.
Honestly, I'm still pinching myself that possession for Adani The Marq finally happened last month. Builder ne bola tha March, but thoda delay hua, which was a bit stressful. Abhi shift huye bas 2-3 hafte huye hain, and I'm already noticing things. Carpet area jo brochure mein dikhaya tha, woh actual mein kitna efficient lag raha hai, iska real feel ab aa raha hai. Living space ka layout theek hai, but storage ka thoda issue lag raha hai, especially for a family. Baaki amenities jaise gym, pool abhi tak fully functional nahi lag rahe hain. Kya baki residents ko bhi same lag raha hai? Aur society maintenance charges ka kya scene hai, kitna expect karein monthly? Overall, is the livability matching expectations or just on paper?
Adani The Marq – Investor perspective se dekh raha hoon, Dubai se. Construction quality par bohot sunne ko milta hai. Kya actual mein cracks, seepage issues aate hain after a year? Aur amenities jo promise kiye hain, woh delivery pe milte bhi hain ya sirf brochure pe? Resale value pe quality ka kitna impact hota hai? Any insights?
Since last year, I've been seriously looking to upgrade from my 2BHK in Sector 57. Currently eyeing Adani The Marq, the upcoming project. The prices, ₹3.85-₹5.35 Cr for a 3/4BHK, are steep, but I'm thinking long-term investment. It launched a while back, not sure how much it's moved since then. Is there still good upside for capital appreciation, or has most of it already happened? Adani's track record in residential, especially in Gurugram, seems okay but I'm worried about delays given the recent news about builder compensation. Also, what's the investor to end-user ratio like there? Don't want to end up in a ghost society, you know? That kills rental yield and resale. Anyone here bought into Adani The Marq or similar Adani projects? What's your take on the actual ROI potential over 5-7 years? Is the premium justified for this location and builder? Looking for honest opinions.
