The jump from 2BHK to 3BHK in Ghaziabad feels more complicated than just price sometimes. I'm currently in a 2BHK and planning to upgrade. Migsun Amulya (ongoing) aur Adwik Group Flora Casa (completed) dekh raha hoon. Migsun ka carpet area efficiency kaisa hai compared to Flora Casa? Kya Flora Casa ka layout space better utilize karta hai? Also, investment potential wise, 5-year appreciation ke liye which one seems better? Adwik Group ka track record kaisa raha hai delivery mein? I already have a home loan, so I want to be sure this premium is justified for a 3BHK. Koi actual experience share kar sakta hai?
Ghaziabad mein, Adwik Flora Casa aur Land Craft River Heights Tower 18, dono dekhe hain. Currently 2BHK mein hoon, 3BHK upgrade ka soch raha. Flora Casa ka price thoda better lag raha, but River Heights mein carpet area efficiency kaisi hai, not sure. Total cost of ownership mein kya difference aata hai? Resale market kiska better hai? Already home loan hai, toh ROI important hai.

Many societies, even completed ones like Flora Casa, have high investor ratios. Matlab, active RWA nahi milta, kids ke liye community feel missing rehti hai. For my kids' school admissions and their safety, society ka end-user profile aur nearby schools ka feedback bahut crucial hai. Builders just focus on selling flats, but living experience depends heavily on the RWA. Anyone has info on Flora Casa's RWA ya Shri Balaji mein end-user profile? This detail is often overlooked. Is Wave Dream Homes' layout really better for families compared to Adwik Group Flora Casa? Flora Casa seems more budget-friendly at ₹24-52L, but Wave Dream Homes (₹34-67L) might offer better amenities that kids would actually use, you know, beyond just brochure photos.
