AKS Rose 4 – I'm seriously looking at this project for investment. I'm based in Dubai, so site visits are tough. Maintenance charges look high. Is the actual service quality worth paying for? For investors, this impacts ROI. Honestly, Noida mein maintenance charges rarely justify the actual upkeep. Change my mind.
Okay, I'll say what no one says: Are Noida's 'premium' amenities just for show? I'm currently in a 2BHK in Sector 75 and thinking of upgrading to a 3BHK. Builders like AKS Rose 4 plaster brochures with lavish clubhouses and green spaces. But in reality, my current gym is always empty, kids' play area is concrete, and the promised 'jogging track' is a broken path. We pay insane maintenance for these ghost facilities! It feels like most projects promise the world but deliver half-baked amenities, then hit you with huge AMCs. Is the price jump for a bigger flat even worth it if the extra perks aren't functional? Disagree? Tell me why.
Noida mein construction quality unpredictable hai. AKS Rose 4 ki finishings kaisi hain? Long term issues (seepage, cracks) aate hain? Promised amenities deliver hote hain ya sirf show? ROI pe farak?

My wife's priority is space for the kids. Has anyone compared the actual usable area in both? Builder promises toh sab karte hain. And is the OC mil gaya or not? Should I focus on possession status over location? Need at least a 3BHK. What's the real story?

Since January I've been seriously looking at upgrading from my current 2BHK in Sector 75. Been checking out AKS Rose 4 in Greater Noida and Aashi Modern Apartment 2. Honestly not sure if the price jump is worth it. AKS Rose 4 looks good, prices are between ₹41-59L, but it's still under construction. Is it really worth the risk of delays? Already have a home loan running, can't afford more EMI headaches! Aashi Modern Apartment 2 is ready to move, and cheaper (₹20.99-43.59L). But the carpet area seems smaller. Is it just me, or is AKS selling mostly air? Also, anyone living in Aashi Modern Apartment 2? What's the maintenance like? I'm so confused, need some advice!
