My current big house is getting too much to manage now that kids have moved out. Planning to sell and move to a smaller 2 or 3 BHK. AR Panchsheel Park Phase 2 Ghaziabad mein dekh rahe hain. Is it genuinely good to live daily, ya sirf brochure mein achha lagta hai? Society ka vibe kaisa hai? Peaceful jagah chahiye, jahan neighbours se interaction ho. Hospitals, markets kitne paas hain? Maintenance charges bhi jaan-na hai. Not sure if it's the right move.
Been looking for 8 months now, trying to upgrade from my current 2BHK in Indirapuram. My priority is capital appreciation and a good exit strategy, not just a bigger space. AR Panchsheel Park Phase 2 looks promising on paper, but I'm worried about the resale market. Is there an active secondary market for flats here, or will it be tough to offload in 5-7 years? Builder ka track record kaisa hai in terms of delivery? I don't want my money stuck in an endless under-construction project, ya know. I've seen the prices have moved up a bit since launch, but is that just general market uplift or project-specific growth? Need to know if there's still good upside left. Should I consider this for long-term investment, or will it be a ghost society with mostly investors and no real end-users? Any ground-level insights would be super helpful.
Did a site visit to AR Panchsheel Park Phase 2 last weekend. Project looks okay, but the ₹1.08 Cr+ price tag for a 3BHK feels a bit steep, honestly. I'm currently in a 2BHK and considering this for investment, maybe upgrading later, but my main question is the long-term ROI here. Already have a home loan so the premium needs to make sense. Has anyone bought here? What's the real capital appreciation you've seen since its launch? Not sure if there's much upside left at current rates, ya know? Also, what kind of rental income are people actually getting in this area? Builder ka delivery track record kaisa hai, will they finish on time without major delays or PLC issues? Is this price jump really worth it for an investor like me? Community ka kya opinion hai, especially from those who know the Ghaziabad market well?
