₹85 lakh for a 3BHK in Noida Extension — is this actually the going rate now? I'm currently in a 2BHK near Gaur City and thinking of upgrading. Already have a home loan, so EMI will be a big factor. Dekh raha hoon Arihant Ambar aur Arrow The Grand Ultima 2. Ambar under-construction hai, but prices seem attractive for a bigger space. Ultima 2 toh ready-to-move hai, so possession ka tension nahi. But is the premium justified for ready property, ya UC gamble le lena chahiye? Builder ka track record bhi matter karta hai, Ambar ka delivery record kaisa hai? Aur floor plans mein kaunsa better hai, space efficiency ke liye? Sometimes brochures look good but actual layout is weird. Kya lagta hai, which one makes more sense for an end-user family, considering the UC gamble vs instant possession? Need honest opinions.
Under-construction risk is completely overblown in my opinion, but I just moved into my new flat last month and saw things firsthand. I'm looking at another property in Noida Extension for my brother and we're weighing Ajnara Panorama and Arihant Ambar. Ajnara is ready-to-move, so that's a plus, but the price range is higher. Arihant Ambar seems more budget-friendly. What's the general consensus on their builder trust factor? I'm worried about potential hidden costs and delays with Arihant. Also, considering a 5-year horizon, which one do you think has better appreciation potential? Is the higher upfront cost for Ajnara justified for peace of mind, or is Arihant Ambar a smarter long-term play despite potential wait times?
