Honestly, even after working in real estate, buying for myself is a whole different ballgame. I'm looking at completed projects in Noida and stuck between Ashiana Orchid and BLGC Superb. Both look good on paper, but I know the 'super area vs carpet area' games builders play. For Ashiana Orchid (₹1.01-1.30 Cr), kya actual price per sqft wahi rehta hai ya hidden costs add ho jaate hain? And BLGC Superb (₹1.40-6.00 Cr) ka carpet area efficiency kaisa hai, especially for their higher range? I'm trying to figure out which one offers better actual usable space for the money. Also, for a 5-year appreciation, which one seems like a smarter bet? What's the rental potential like for both? Any insights from current residents ya market experts on actual ROI figures?
What's the real ROI expectation for Ashiana Orchid now that it's completed? I just bought a 3BHK here a couple of months back, possession was smooth in March. Prices have moved a bit since I first looked last year, but honestly, not sure how much more upside is left for capital appreciation. What rental yield are people actually getting? I'm hoping for decent returns over 5 years, but is the resale market really liquid enough here? Worried about finding a buyer easily later on.
Not proud of this, but I almost booked Ashiana Orchid just from photos. Residents, daily life wahan actually kaisi hai? Amenities kitne useful hain, ya bas show-off?
