BPTP Gaia Residences At Amstoria 102

Was supposed to decide by last month but BPTP Gaia Residences At Amstoria 102 in Sohna has me really thinking. My family is growing, need at least a 3BHK, and the ₹4.2 Cr price tag is a big commitment. Kids ke school admissions ka tension hai, so neighbourhood quality is super important. Is it genuinely good for daily living, ya bas paper pe achha lagta hai? Aur wahan pe schools, hospitals kitne paas hain? Community vibe kaisi hai? Safe hai kya family ke liye?

Under-construction risk is completely overblown in my opinion, but for an NRI, it's a different ballgame. I'm based in Dubai, can't do site visits easily. JMS The Pearl (ongoing) vs BPTP Gaia (upcoming) – which builder has better delivery track record? Is Gaia's upcoming status too risky for 5-year appreciation? Need ground truth, yaar.
