Hey fellow investors, I was looking into the numbers for CGHS Everest Apartment in New Delhi and thought I'd share my analysis on its resale market potential and capital appreciation. Launched at a price point of ₹64.40 Lacs, with an average of ₹11,800 per sqft, this completed 2 BHK project has seen impressive growth. Today, units are commanding prices between ₹2.50 Cr and ₹2.80 Cr, averaging ₹17,900 per sqft. This represents a staggering capital appreciation of over 280% on the lower end of the current price range. Early investors have clearly seen exceptional returns, turning a ₹64.40 Lacs investment into a multi-crore asset. This significant jump indicates strong secondary market liquidity and robust demand in the area. While the per sqft appreciation is around 51%, the overall unit price increase is far more substantial, suggesting either initial pricing was very attractive or significant market shifts occurred. For anyone considering a resale unit here, the historical performance points to a highly desirable asset with proven growth. For current owners, it's a strong hold or a lucrative exit opportunity.
Since last year I've been eyeing CGHS Everest Apartment. Everyone says ₹64.40L for a completed flat is a steal, but honestly, is it genuinely good to live in daily? Brochures sab achhe hote hain, but real community vibe aur nearby amenities ka kya? Schools, markets, daily convenience, sab kaisa hai? I'm worried it's just a 'good deal' on paper. Change my mind.
