₹1.65 Cr for a 2BHK in Corona Optus, Sohna – I'm looking at it for investment. Main khud real estate mein kaam karta hoon, but apna paisa lagate time darr lagta hai. Is project ka capital appreciation kaisa raha hai since launch? Kitna upside dikhta hai next 3-5 saal mein? Real rental yield kya hai yahaan pe? What are actual rents for a 2BHK/3BHK? Aur iski resale liquidity kaisi hai? Active secondary market hai ya exit karna mushkil ho jayega? Builder ka track record toh theek hai, but Sohna mein long-term potential kitna hai? I know builders don't tell you everything, so any off-the-record advice on final negotiation ya hidden costs? Always good to hear from fellow buyers.
₹4.50 Cr for a Sohna floor? I'm in real estate but buying for myself is a whole different ballgame. Everyone glorifies Allure Floors Four ka premium tag, but no one talks about the actual price per sqft reality compared to Corona Optus. Both are ready, but Allure ki pricing seems like pure investor play. For that price, isn't the investor ratio too high? Kya ghost society ka risk nahi hai? I feel Optus, being more end-user focused at a reasonable entry point, will actually give better 5-year appreciation. Disagree? Tell me why.
The flashy amenities shown in brochures are often a waste of space, honestly. I'm currently in a 2BHK and looking at Corona Optus for a 3BHK upgrade. Price ₹1.40 Cr se shuru, but are the clubhouse and gym actually useful daily, ya sirf dikhane ke liye hain? What's the real livability like for families, especially with schools nearby? Is the premium really worth it for genuine daily use?
