Five years in this industry, but buying my own flat in Ghaziabad feels like a whole new ball game. As a broker, I know what builders promise vs what they actually deliver, but for myself, it's different. Everyone glorifies these 'smart home' features and fancy clubhouses, but nobody talks about the actual construction quality after a year or two. Like, Diamond Residency mein amenities kaafi marketing mein dikhate hain. But on-ground reality kya hai? Is the clubhouse actually used daily or just a ghost facility? Aur, maintenance charges ke against service quality sahi mein milti hai, ya bas bills aate hain? I've seen too many projects with seepage issues and bad fittings post-possession. Kya Ghaziabad mein bhi yahi haal hai? Change my mind.

Diamond Residency in Ghaziabad. Anyone living there? I'm looking at it for my first home, the price is super attractive. Just wondering about the actual amenities – are they usable or just for show? And what's the neighbourhood really like for daily needs, like markets or a good hospital nearby? My parents keep saying location is everything, ab samajh nahi aa raha.
