DLF City Phase 1

Came across this video about independent plots in DLF Phase 1, Gurugram. It really highlights those 270, 500, and 1000 sq yd plots on Shahtoot Marg and Asoka Crescent, all park facing and gated. Looks super premium, with great connectivity to Golf Course Road and Cyber Hub. My main question is about value. Is DLF Phase 1 truly the best option compared to other high-end areas in Gurugram? Are there other localities offering similar benefits for a better investment? Would love to hear your thoughts.

For investment, construction quality matters more than fancy amenities, especially for resale. I'm in real estate, but buying for myself in Gurugram is totally different. Looking at DLF City Phase 1, its location is solid. But does initial good build mean less cracks, less seepage after 5-7 years? That impacts resale value big time. Also, amenity reality kya hai? Clubhouses, sports facilities, are they actually maintained and used, ya bas show-off hain? Does it really attract good tenants long-term, ya just adds to maintenance costs?
