Gurgaon DS Heights. Hidden charges and PLCs are just absurd. Total cost keeps climbing, messing up my ROI for an upgrade. Anyone else facing these surprise costs with DS Heights?
Since last year I've been eyeing a few projects in Mohali, especially DS Heights. Investor perspective se dekh raha hoon, but confused hoon about the investor-to-end-user ratio. Kya yeh ghost society ban jayegi? Also, builder ka delivery track record kaisa hai? Total cost mein hidden charges kitne ho sakte hain, koi idea hai?
₹1.2 Cr for a 2BHK in DS Heights, Sector 103 — honestly, this price feels a bit stretched for what it is. I'm based in Dubai and can't do site visits, so I rely heavily on community feedback. My biggest worry is the investor-to-end-user ratio there. Koi batayega kya actual scene hai? Mujhe lagta hai high investor ratio societies mein resale market dead ho jaati hai, matlab koi exit strategy hi nahi bachti. Everyone glorifies the potential capital appreciation, but nobody talks about the actual liquidity when you want to sell. Builder ka track record on RERA compliance bhi thoda shaky laga mujhe reviews mein. Is it just me, ya ye project long-term investment ke liye risky hai? Seems like a ghost society in the making. Change my mind.

My main concern is the actual daily living experience. Is it genuinely good to live there, ya sirf paper pe hi achha hai? Amenities on paper look great, but actual usage aur maintenance ka kya scene hai? Especially the hidden costs. Maintenance charges kitne lagte hain monthly, aur kya koi unexpected expenses bhi aate hain? I need to understand the total cost of owning here. Commute to Cyber City kaisa hai? Aur schools, hospitals, basic market nearby hain kya? Real residents, please share your honest experience. Kya ye place worth it hai, ya sirf dikhawa hai?

Plus, society mein investor ratio kaafi high lagta hai, asli residents kam hain. MRG Primark abhi under-construction hai, but unka past delivery record dekh ke darr lagta hai. Kya lagta hai, will they deliver on time? Aur parking ka kya scene hoga wahan? End-user focus aur builder trust, yeh sabse important hai. Change my mind.
