Visited SLV Castle Mine and Durgadevi Enclave last week, trying to figure out our next home in Bengaluru. Family badh rahi hai, so we definitely need a 3BHK, kids ke school aur safety bahut important hai. SLV Castle Mine ready hai, which is tempting, but Durgadevi Enclave abhi under-construction hai. Not sure if that risk is worth it for a family. Builder delay toh common hai na? But ek cheez jo notice ki, advertised price aur actual spend mein bahut difference hota hai. Especially for under-construction, like Durgadevi, they don't always mention PLC, OC charges upfront. Aur ghost society ka bhi darr hai agar investor ratio zyada ho. SLV mein toh already log rehte hain, so community vibe pata chal jaati hai. Anyone else faced this while comparing ready vs under-construction projects? Kya tips hain hidden costs find out karne ke liye?
Okay, I'll be honest — upgrading from my 2BHK in Bengaluru is proving to be a huge headache. I'm thinking of a 3BHK, but the sheer cost and options are overwhelming, especially with an existing home loan. I've narrowed it down to Durgadevi Enclave and VR Hanuman Enclave 3. Durgadevi starts around ₹80.50L, while VR Hanuman ranges from ₹53.95L to almost ₹98.52L. My biggest questions are about the *real* total cost of ownership – how much extra should I really budget for stamp duty, registration, and those hidden charges? Also, when looking at the floor plans, does anyone have experience with which project gives better carpet area efficiency? I'm trying to gauge which would be a better investment for 5-year appreciation. Any insights on either project or builder would be super helpful!
