Okay I'll be honest – I'm selling my big house now that the kids have moved out. Don't need so much space anymore. Looking at Eldeco Sylvan View (ready to move) and Rudra Buildwell. Eldeco is expensive, almost 4Cr, but OC toh mil gaya hai. Rudra is under construction, around 1Cr. Which one has better resale potential in Noida, considering it's for my retirement? Also, which one has lower maintenance charges? What do you guys think?
My kids' school admission is next year, need a bigger 3BHK ASAP. Eldeco Sylvan View is ready to move, but the OC and PLC charges are insane, almost 10% extra! Rudra Buildwell Jagdambe is cheaper upfront, but under construction matlab another 2-3 years of EMI plus rent. Carpet area wise, Eldeco seems better for the price. Anyone else faced this? Which is less risky for a family, considering resale later? My wife's priority is safety, so gated community is must. Hope this helps someone!

I'm looking at S & U Golden Nest since it's ready to move. Eldeco Sylvan View looks fancy but the price, matlab, is insane! Is it really worth that much more? Honestly not sure about the ROI on that kind of investment. I'm also thinking about carpet area efficiency. Do these high-end projects actually give you more usable space, or is it all super area vs carpet area games? Anyone have actual experience with both? Which one would you recommend for a family?

Aamantran toh ready to move hai, which is a plus. But what about resale value after 5 years? Kya aap logon ko pata hai? Mujhe advice chahiye yaar.

Guys, I'm based in Dubai and looking to invest in Noida. Can't really visit for site inspections right now, so need your help! I'm considering Eldeco Sylvan View and Arenaa Heights The Ultima 107. Eldeco is obviously pricier. Is the carpet area efficiency worth the extra cost, ya know? Which one gives more usable space? Also, Arenaa Heights is ready to move, which is a plus. Has anyone experienced any issues with Arenaa Heights' registry? Since I'm abroad, will need a property manager. Which one has better rental potential and attracts more tenants? Koi idea hai?
