Came across this video about Express Zenith in Sector 77 Noida. It's showing off some awesome connectivity, like metro and expressway access. They really highlight schools, hospitals, and a nice clubhouse too. Looks pretty convenient on paper. I'm wondering if all that infrastructure is actually in place or still developing. Has anyone visited Express Zenith or know the area well? Does the video's picture of connectivity and amenities match reality?

I'm based in Dubai and eyeing Express Zenith in Noida Extension for investment. The ₹2.65 Cr–₹6.54 Cr price range seems quite high for an ongoing project. Is this justified for the ROI potential? I can't do a site inspection myself, so I'm depending on ground truth from you all. Builder ka delivery track record kaisa hai, especially for under-construction projects? Time pe possession milta hai ya delays hote hain? Also, what's the realistic rental yield one can expect, and how liquid is the resale market for such high-value properties in that specific area? Worried about future exit strategy.
