My wife's main concern is school proximity and if the neighborhood feels truly safe for children. The amenities look good on paper, but are they actually useful day-to-day? I'm looking at Falcon and Sattva Signet in Bangalore. Falcon ka price range ₹64.05L hai, whereas Sattva Signet is ₹1.53Cr se shuru. My main concern is the *real* price per sqft. Builders advertise one thing, but with PLC, floor rise, and all the hidden charges, it shoots up. Kya lagta hai, Falcon mein carpet area efficiency better milegi? Sattva Signet premium hai, but is that just super area games? Also, for a 5-year investment horizon, which one offers better appreciation potential, considering the initial price difference and location? Any off-the-record insights on either builder ka track record for actual delivered carpet area vs promised?
